Property Owners Get Clear Path to Efficient Heating with New Mandate and Subsidies
Property owners are set to benefit from clear guidelines and substantial support for replacing old heating systems. The Building Energy Act mandates the replacement of certain outdated oil and gas heaters, with the process simplified through specialist firms and generous subsidies.
The obligation to replace heating systems is tied to the 65% rule, demanding at least 65% energy from renewable sources in new systems. This gives property owners a clear framework for sustainable decisions. The process is streamlined through energy consultants recognized by BAFA or KfW, who assist with planning, purchase, installation, and commissioning. Their services can be partially subsidized, with energy consulting and technical planning funded up to 50% or up to 10,000 euros.
Oil and gas constant temperature boilers older than 30 years are primarily targeted. However, condensing and low-temperature boilers, very small or large heaters, and self-used single-family houses are exempt. A precise heating load calculation, according to DIN EN 12831, is crucial for efficient replacement and optimal system design. Modern systems like heat pumps and floor heating require such calculations for energy-saving operation. The obligation applies upon ownership change, with a transition period for new owners.
The replacement obligation, coupled with generous subsidy programs, encourages property owners to upgrade to efficient heating systems. Subsidies can reach up to 45%, with an additional 5% bonus for an individual energy efficiency plan. This promotes long-term sustainable solutions and energy savings.
