The UK Government is planning significant reforms to accelerate the house-buying process in England and Wales. The aim is to potentially save buyers a month, with a detailed roadmap expected in the new year.

Key to these reforms is the requirement for sellers and estate agents to provide crucial information upfront. This move, inspired by Scotland's 'home report' system, seeks to reduce the need for surveys and searches, thereby minimising 'nasty surprises' and discouraging buyers from reneging on agreements. The introduction of binding contracts earlier in the process is also planned to prevent property chain collapses and gazumping.

First-time buyers stand to benefit significantly, with estimated savings of £710. However, sellers may face increased costs of around £310 due to the inclusion of surveys and assessments. Technology, such as digital IDs, will be harnessed to streamline the process, drawing on successful examples from Finland's digital real estate system.

The consultation on these reforms is still in its early stages, with a comprehensive roadmap set to be published in the new year. The UK Government's goal is clear: to make the house-buying process in England and Wales faster, fairer, and more efficient for all parties involved.
